What's Happening in the
Bowling Green/Warren County Housing Market
Hi, I'm Brittany Kelley, and if you've been wondering what's really going on with home
prices and inventory around Bowling Green and Warren County lately, you're in the right
place. I pulled together the latest numbers from my market reports, and I want to break
them down for you the way I would over coffee. No confusing jargon, just what it
means for you.
We're Still in a Seller's Market
As of this week, our pending ratio (that's the percentage of homes that are under
contract compared to what's available) sits at 21.3%, and it's been hovering above 20%
for most of the past year. Anything above 20% is considered a seller's market. In plain terms
buyers are still active, homes are still moving, and sellers still have the upper
hand..though not as dramatically as we saw back in the spring, when that ratio spiked
closer to 29%.
Inventory Is Tightening Back Up
Right now, we have about 4.28 months of inventory on the market. That number tells us
how long it would take to sell every home currently listed if no new ones came on the
market, at our current pace of sales. Anything under 6 months typically favors sellers,
so we're solidly there. It's worth noting inventory crept up to over 5 months back in the
spring before tightening again through the summer, which is a good reminder that this market
has some seasonal rhythm to it.
Prices Are Holding Steady
The average sold price across our market is $360,605, and it's stayed remarkably
consistent. We've been bouncing between $352,000 and $365,000 over the past year without any
wild swings. That kind of stability is honestly a good sign. It means we're not in a market
of dramatic price spikes or drops, just steady, healthy activity. Homes are also selling
close to asking price, with sellers netting about 97.2% of their list price on average.
New Construction Tells a Similar Story
If you've been eyeing new construction, here's what I'm seeing there too: inventory is
even tighter, at 3.40 months, and the pending ratio is 21.6% , which is right in line with the
resale market. New builds are averaging $367,874 sold, and they're fetching an even
stronger 98.9% of list price. Builders and buyers alike are staying busy.💚
What This Means for You
- Thinking of selling? Homes priced right are still moving quickly, and buyers are
competing enough that you're likely to get close to your asking price.
- Thinking of buying? Don't expect a ton of price drops or a flood of new listings to
wait out ..inventory is tight, so it pays to be ready to move when the right home
comes up.
- Just watching the market? Things have been remarkably steady for the past
several months. No red flags, no bubble talk ..just a healthy, balanced-but-still-
competitive local market.
As always, if you want to talk through what any of this means for your specific situation, whether you're buying, selling, or just curious what your home might be worth in
today's market ..I'm just a call or message away. I'll keep bringing you these updates
every couple of weeks, so stay tuned for what's next!
